This recent dynamic has begun to be reflected in the cost of renting a home in the country, with prices slowing their annual growth rate to 3.2% in November (less than the 5.7% observed in the previous month). Data from the idealista price index also reveals that, with this evolution, renting a home in Portugal now has a median cost of 16.6 euros per square meter (euros/m²) at the end of November. Lisbon and Porto show the most moderate rent increases The price of homes for rent increased in 15 of the 17 district capitals (or autonomous regions) analyzed between November and the same month last year. Among the cities with the highest rent increases are Ponta Delgada (15.9%), Viseu (12.8%), Leiria (10.8%), Viana do Castelo (10.8%), Santarém (8.4%), Faro (7%), Coimbra (5.7%) and Setúbal (5.1%). Increases were also recorded in Funchal (4.8%), Braga (4.7%), Vila Real (4.7%), Aveiro (4.2%), Lisbon (2%) and Porto (1.3%). It should also be noted that rents remained practically stable in Évora (0.3%) and fell in two cities: Bragança (-5.8%) and Castelo Branco (-0.9%). Lisbon remains the most expensive city to rent a home, with 22.4 euros/m², followed by Porto (17.8 euros/m²), Funchal (16 euros/m²) and Faro (14.6 euros/m²). Next are Setúbal (13 euros/m²), Ponta Delgada (12 euros/m²), Coimbra (11.8 euros/m²), Évora (11.7 euros/m²) and Aveiro (11.7 euros/m²). In the mid-range are Braga (10.2 euros/m²), Viana do Castelo (9.2 euros/m²), Leiria (9 euros/m²) and Santarém (8.9 euros/m²). The most affordable district capitals for renting a home continue to be Viseu (7.9 euros/m²), Vila Real (7.4 euros/m²) and Castelo Branco (6.8 euros/m²), in addition to Bragança (6 euros/m²), according to idealista data. The largest annual increases in rents were recorded in Beja (16.1%), Guarda (14.9%), Castelo Branco (14.1%), Viana do Castelo (13.1%), São Miguel island (11.3%), Portalegre (10.8%), Santarém (9.4%), Faro (9.3%), Vila Real (8.3%), Coimbra (8.1%) and Viseu (8.1%). This was followed by increases in Leiria (6.9%), Aveiro (6.2%), Braga (5.6%), Setúbal (5.3%), Évora (4.2%), Lisbon (2.7%), Porto (1.7%) and Bragança (0.6%). In the ranking of the most expensive districts and islands to rent a home, Lisbon leads with 20.5 euros/m², followed by Porto (15.8 euros/m²), Faro (15.6 euros/m²), Madeira island (15 euros/m²), Setúbal (14.1 euros/m²), Coimbra (11.3 euros/m²), São Miguel island (11.3 euros/m²), Évora (10.8 euros/m²), Beja (10.2 euros/m²), Aveiro (10.2 euros/m²) and Braga (10.2 euros/m²). Next are Leiria (10.1 euros/m²) and Viana do Castelo (9.6 euros/m²). Among the most affordable residential rental markets are Santarém (8.9 euros/m²), Castelo Branco (8.1%), Vila Real (8 euros/m²), Viseu (7.8 euros/m²), Portalegre (7.7 euros/m²), Guarda (6.9 euros/m²) and Bragança (5.7 euros/m²). The largest annual increases in rents occurred in Alentejo (9.8%), followed by the Algarve (9.3%), Centre (8%), Autonomous Region of the Azores (7.4%), Lisbon Metropolitan Area (2.7%) and the North (1.4%). The Lisbon Metropolitan Area remains the most expensive region in the country to rent a home, with 19.8 euros/m², followed by the Algarve (15.6 euros/m²), the Autonomous Region of Madeira (14.9 euros/m²) and the North (14.4 euros/m²). More affordable values are found in Alentejo (11.3 euros/m²), the Autonomous Region of the Azores (10.3 euros/m²) and the Centre (10 euros/m²), which remains among the most economical areas to rent a home in Portugal. Atypical listings and those with out-of-market prices are removed from the statistics. We also include the “single-family homes” typology and discard all listings in our database that have been inactive for some time without any type of user interaction.
